Specifications include, but are not limited to: Spring Cleanup These services should commence as soon as weather permits, approximately May 1, (ground thawed and dry), and be completed by May 31. It is important that operations are significantly geared up to successfully complete pursuant to the suggested date of May 31. The contractor shall remove all rubbish, animal feces, trash, foliage debris, etc. from lawn and landscaped area. 1) Power raking: Thatch/rake lawns and remove all dead grass, leaves, trash, and foreign materials; 2) Clean fence lines and landscaped areas of trash; 3) Redefine all formal lawn edges to provide a neat appearance mechanical blade-type edger or hand spade; 4) First cutting of all lawn areas should be 2 1/2" – 3 1/2 " in height with clippings removed. CIHA dumpsters shall not be used for disposal of landscape wastes and debris; 5) No later than May 31, apply 22-11-11 fertilizer to lawn at the rate of 5 pounds per 1,000 square feet for mowed turf, and five pounds per 1,000 square feet for un-mowed turf; and water immediately to prevent damage to turf and plants; 6) Weed control: All shrub planting beds and medium to high quality turf should be treated with pre-emergence weed killer. Annual beds and floral containers should not be treated. Weekly Services June 1 to August 31 The following items are required to maintain the existing landscape in an attractive and healthy manner. The contractor will forward a mowing schedule to the CIHA Maintenance Manager (or his designee) and must be adhered to in order to accommodate the watering crew in place. 1) Prior to mowing, remove all litter and debris from lawn areas. Mow and trim lawns as required to keep grass length between 2 1/2” and 3 1/2” of height throughout the season, immediately remove all turf clippings and disposed of off property. Maintain a uniform lawn height, free from scalping or furrows. Trim all formal lawn areas that cannot be reached by a mower after each mowing. 2) Clip turf and remove clippings adjacent to trees, shrubs, fences, and other obstacles as required to maintain a height of 2 1/2" – 3 1/2" inches; 3) Once each month, edge lawn areas where they meet curbs or sidewalks to maintain a neat and even line; 4) Weed between sidewalks and parking lot curbs, around building foundations, parking lots perimeters, along all fence lines, and all structures on the Property. Weed in the right-ofway between sidewalks and streets. Grass trimming shall be performed around buildings. Fences, trees, utility’s structures, mail boxes supports, and beds plantings in landscaping areas. 5) Sweep, or using a mechanical blower, clean all walks, curbs, driveways, and parking areas to remove clippings; 6) Remove all debris from landscaped areas. CIHA dumpsters shall not be used for disposal of landscape wastes and debris. All dump fees are to be included in the rate.
