Specifications include, but are not limited to: Houston MS is a 93,152 SF building consisting of three distinct wings; academic, administration, and athletic. All wings received damaged during the earthquake with the academic wing the most heavily damaged. Three options have been evaluated to reopen the school; 1). Repair the building to a similar state prior to the earthquake. 2). Demolish and reconstruct the academic wing and repair the remaining wings. 3). Demolish and reconstruct the entire school. At this point in time, option two is the most desirable direction moving forward. However, the remaining options could be revisited pending funding. A final decision will be made prior to fee negotiations with the selected firm. It is also anticipated, that the construction budget will be known prior to negotiations. The academic wing will be constructed to modern building and seismic codes and will be steel construction. The new academic floor plan will go through a traditional design process and may not be the same floor plan or footprint as the previous wing. It is desirable for the new wing to blend in with the existing structure and not stand out as an addition. The remaining wings will be repaired and upgraded to all applicable codes as determined to be practical. All building systems will be evaluated and upgraded, including but not limited to HVAC, plumbing, electrical, security, alarms, elevator, roofing, exterior envelope etc. A life span analysis on most systems has been conducted and is also provided for reference. The MSB engaged a consultant to assist in evaluating the building during insurance negotiations and their report is provided for reference.
