Specifications include, but are not limited to: 1. Zoning Ordinance a. Build on the goals and action items from the 2050 Unified Plan including implementation of small area plans b. Refinement, deletion, or update of existing zoning districts especially the RNC (Residential Neighborhood Conservation) Zoning District and the Mixed-Use zoning districts c. Creation of overlay or special purpose districts, as necessary, and consideration of planned development zoning district(s) and residential office zoning district(s) d. Inclusion of helpful illustrations, tips, and reminders throughout the document e. Revision of the Use Table including, but not limited to-addition of common contemporary uses; deletion of antiquated uses; color-coding; and rearranging of categories. f. Simplifying and alphabetizing supplemental regulations g. Revise/update zoning district development standards tables h. Streamline community and building design standards i. Update parking standards, including reductions where appropriate j. Elimination of administrative waivers and lot merger provisions k. Introduction of economic development and housing (including senior housing) zoning incentives 2. Sign Ordinance a. Build on the goals and action items from the 2050 Unified Plan b. Establish signage as a design element that can contribute to a sense of place/gateways c. Encourage more pedestrian oriented signage d. Reduce the prominence of signage while balancing commercial and aesthetic interests e. Make regulations more user friendly and easier to interpret f. Create specific illustrations and detailed drawings, where appropriate g. Create a temporary sign program to assist small businesses and special events h. Address monuments, public art and murals i. When applicable, streamline regulations
