Specifications include, but are not limited to: The scope of services will be divided into two parts. Part One is the design of the RV Park. This includes schematic design and layout of the proposed space, landscaping, utilities and circulation. See attachment A for site location and approximate build area. Part Two is the design of an ADA compliant restroom and shower facilities. This includes architectural, civil, mechanical, electrical and plumbing designs. See Attachment C, for an example of restroom and shower facility layout. All system specifications shall be based on engineering calculations so as to properly size the systems for the building involved. All drawings and specifications shall be in sufficient detail to obtain construction bids. Specific needs include, but are not limited to, the lists in each section below. The City expects the firm to review the list and make suggestions on how to meet the needs in the most usable, efficient way. The City reserves the right to accept all, some, or none of the firm’s suggested changes. Part One - RV Park 1. 15 RV spaces with the ability to accommodate 30 spaces total in the future. 2. Each RV parking pad should be at least 20 ft by 50 ft. 3. The RV parking pads need to be as level as possible with no more than a 4-inch variation in height across the pad. 4. Pull through or back in spaces are acceptable. 5. Full hookups with 30 and 50-amp, water, and sewer. 6. LED outdoor landscape lighting for safety and night time visibility. Lighting shall not be a nuisance to those staying in the RV Park. 7. Landscape design to include a walk path to existing restroom building as marked on Attachment A, and to new restroom and shower facilities. Part Two - ADA Compliant Restroom and Shower Facilities 1. All restrooms and shower facilities shall be single-user unisex. 2. Plumbing will be accessible through a minimum 4’ wide utility chase. 3. The building shall be compliant with the Americans with Disabilities Act (ADA). 4. Floor shall be made of concrete and sealed with a chemical-resistant coating and anti-slip texturing. 5. Fixtures shall be stainless steel commercial grade, including sinks, showers, toilets, grab bars, toilet paper dispensers, and hand dryers. 6. Energy-efficient interior and exterior LED lighting. The City desires to begin construction on both parts of the project as soon as possible.
