Description

Full historic rehabilitation to a 2,122 s.f. two-story residence with 628 s.f. 2-car garage. Reconstruct historic roof forms and enclosed porch based on historic photography. Replace windows with high thermal performance, low-maintenance aluminum clad windows, and new period appropriate doors. Replace siding and trim with period style wood siding and trim. Install new frost protected foundation below grade. Sister/replace damaged floor joists and wall studs determined to be rotted, plumb leaning walls, and fill stud cavity of exterior walls with spray foam insulation. Install period appropriate interior trim and replace interior wall, ceiling and floor finishes. Replace HVAC, Plumbing, and Electrical for modern convenience code compliance and improved energy performance.

Event Note

Attendance is required at a pre-bid meeting and site visit on Thursday, June 1, 2017 beginning at 2:00 PM and located at 211 Horn Street, Black Hawk, CO 80422. Please come prepared with any questions you may have after reviewing the project scope and contract documents.

Each bidder is responsible for inspecting the site as to the conditions under which he/she shall be obliged to operate or that shall in any manner affect the cost, progress or performance of the Work. Neglect of this requirement will not be accepted as reason for a delay in starting or finishing the Work or for adjustment to the Cost of Work.

In the event additional observation of the site is required beyond the mandatory site visit, the Bidders shall contact John Bills (John.Bills@nv5.com) with a copy to Sara Lang (slang@cityofblackhawk.org) so that arrangements can be made.
