Specifications include, but are not limited to: 1. There is a restriction that the Lessee cannot sell bulk ice. 2. The intent of this IFB is to lease the building to a Lessee who will operate a business on the site that complements the residences and visitors to the City of Hopewell and the City Marina. a. Complementary Business from B-3 Zoning Ordinance includes but are not limited to: i. 21. Convenience stores, without gasoline ii. 22. Craft Beer/Tap Room iii. 24. Delicatessen. iv. 35. Ice cream parlor. v. 42. Microbrewery/Restaurant. vi. 44. Museums and art galleries. vii. 55. Philanthropic and charitable institutions. viii. 59. Restaurants. ix. 61. Sports facilities, indoors x. 62. Sports facilities, outdoors, with a Conditional Use Permit issued by City Council. xi. 63. Sporting goods and hunting supply stores. xii. 73. Wine bar xiii. 74. Winery/Restaurant 3. The Lessee is required to be open for business a minimum 225 days per year. 5. The leased area does not include the exterior restrooms or shower as these are for use by leased and transient slip holders.
