Specifications include, but are not limited to:Louisville Metro Government, through the Office of Housing & Community Development, is seeking proposals from qualified firms for the redevelopment of the former Louisville Metro Animal Services Campus. The proposed development will be multifamily with a possible adaptive re-use component. The project will be to provide affordable housing units for individuals at or below 80% of area median income. However, mixed income proposals will be entertained and considered, so long as at least 50% of the units are reserved for households at or below 80% of AMI. The qualified developer will have expertise in multifamily development, adaptive re-use development, projects with a public-private component, historic renovation and conversion, architecture, and planning. The selected developer will enter into a Conditional Letter of Intent with Louisville Metro Government in order to qualify for Kentucky Housing Corporation’s (KHC) Low-Income Housing Tax Credit Application’s points for donated land. LMG may enter into one or more such Conditional Commitments for the land. The final commitment is dependent on receiving an award of Low-Income Housing Tax Credits from Kentucky Housing Corporation in the 2024 allocation round, beginning May 15, 2024.
